We had known James for years through attending seminars and Mentoring programs. He was a very nice, generous, helpful, kind person. He constantly put forward that he was actively buying and selling houses using the strategies we were learning. By all accounts he was doing extremely well. To achieve this meteoric amount of business he was borrowing money from individuals who trusted him, using it to buy houses and paying a return on the money invested.
Being a very helpful person, he became a part of the everyday in front of many new students at these seminars and mentoring programs. Using his position and influence he convinced many people that he was the answer to their prayers. He was very involved in the church and used this to endear himself to his victims.
Christmas 2008 was a very bleak time for James’ investors. He stopped paying everyone and went into voluntary administration. All the money was gone. There were not 100 or so houses as he told others, there was 13. Even most of these people have lost their homes. These people more innocent than the investors.
